I passed my property for letting to Davis Estate agents Ltd in April 2010. I was told that their commission will be 8% for full management. However, until i received the rental after tenant moved in, i then realised that they have deducted 6 months commission in advance.
I called Ilkay from their office and he explained that they will deduct 12 months commission in 2 installments in first 2 months. I told him that i have never been told this information before i passed the key to him. He then agreed to deduct 8% commission on monthly basis from month 7 but will charge whole year's commission in advance if the contract is renewed.
I understand that the net effect is same whether to charge in advance or on monthly basis, but it is a matter of principle. I have never received any written agreement or not been informed by email that 8% commission is to be paid in advance.
Also, they are not replying my emails sent to them including a query about a bill from Thames Water in error. This is really not a professional behaviour to act like this.
This is not a big issue but they should act professionally and not to bully their client.
I was going to complain to NEAE, but they are not a member of NEAE. Therefore, i have no where to complain but to write a review here. I strongly suggest that any other pontential landlords to contact the estate agents who is NEAE registered. And if you decide to pass your property to Davis Estate agents limited, you should ask for their agency contracts, term and conditions before you do so to avoid future disagreement and disappointments.
