I have paid my ground rent to the previous owners and have given Freehold Managers proof of payment. Giving them my bank statment and receipt of payment. They have yet to give a satisfactory answer to my e-mails and letters going back to 2007. Thier only answers was please pay, get the money back myself from the previous owners and then pay Freehold Managers. I dont see why it is my responsibility to do that as I have paid accrodingly to the owners at the time. I would stay clear of Freehold Managers and their Incompetent team!

Under no circumstances deal with this company unless you have to they are the worst form of parasite. No one answers the phone, replys to email or takes an interest in resolving the threatening letters they send out. I'm not big on registering for websites to comment but if only one person sees this and is warned of using this company then it's been worth it. They are scum. Sadly you can't put in a 0 star rating above or I would.

You only need to scour the website to find out that over the past several years there has been numerous complaints and action groups about their agressive stance towards leaseholders. They purposely exploit loopholes in the law for collection of ground rents and chief rents. Thank goodness for the Reform Act 2002 which imposed some discipline on their practice. Examples of their non-transparent and arguably unsavoury practices included collecting moneys through offshore nominee companies, only providing P.O.Box nos for correspondence, setting up dual operating tel. lines - ones which are disclosed to solicitors, mortgagees and banks etc. which would be manned like a normal company and a separate line for leaseholders, the latter which rings and rings then goes to an answering machine but you would rarely ever get to speak to anyone, charging disproportionate and unreasonable administration fees for giving their consent to matters under the lease where landlord's consent is required or where there has been late payment of rent etc. All in all they have a stinking reputation in the market. Company is wholly owned by Solitaire Group Plc. Directors of Freehold Managers PLC are: (1) William Proctor (age 54) of 16 Claverley Grove, Finchley, London (2) Ian Read (age 49) of Barn House, Orchard Place Westbury, Brackley, Northants, (3) Mark Sandiforth (age 39) of 51 Llanvanor Rd, London and (4) Graham Shapiro (age 62) of Little Manor Hartsbourne Rd. Bushey Heath, Herts. Their registered address is at Euro House, 131-133 Ballards Lane, London N3 1GR. William Proctor and Mark Sandiforth also sit on the board of the shareholder Solitaire. Freehold Managers have caused endless misery, angst and worry to hundreds of people nationwide but hopefully what goes around comes around sooner or later. For anyone who has struggled to get in touch with them can try and track them down on below nos. Graham Shapiro 020 8449 6125 or if you want to go straight to the top, try the CEO of Solitaire, Paul Rayden (see www.countyestate.co.uk)
